- A flat percentage of rents collected at the rental property are taken by Riner Rentals as commission, and can vary depending on the type, location, and number of properties you would like for us to handle on your behalf
- Charge to re-key (if possible) or change locks to the Riner Rentals master. This is so that in case of emergency, our staff will have access to the property without having to first retrieve keys from our main office.
- No commission collected unless your rental property is leased and the tenant pays rent. If we don’t collect rent, we don't collect any commissions. It's one way that we can assure you we will do all that we can to lease your property in the shortest amount of time possible and to the most qualified tenant possible

Any maintenance request that is the responsibility of the owner and under a specified amount will be taken care of by Riner Rentals’ contractors and billed to the owner on the next monthly statement. For any maintenance request that is above an agreed upon amount, Riner Rentals will contact the owner to inquire as to what action will be taken. Any charges that are the responsibility of the tenant will be billed to them for payment as soon as an invoice is received. If an owner does have maintenance personnel that they would prefer to be called, we can certainly do so as directed. All maintenance bills will be passed along to the property owner from the contractor without markup or administration fees. You pay what the contractor charges us and nothing more. (We also are equipped to offer property owners the opportunity to handle maintenance requests personally if desired)
Riner Rentals will market the property both on our website (Rinerrentals.com) and our in-office rental list free of charge. Owners may advertise in the Daily News Record for a business bulk rate, to be determined based upon going rate and number of days per week of advertising desired. This is certainly neither necessary nor required, but is at the sole decision of the property owner. We are also happy to work with our owners to customize any marketing plan for your property as needed or desired.
Riner Rentals will take care of the following duties related to the property:+
- Showing the property for rent
- All lease paperwork, lease applications, appointments, and questions that may arise when dealing with the tenant
- Take all phone calls concerning the property and respond 24-hours a day in case of emergency.
- Take in all rental payments, write all receipts, and deal with all tenant issues concerning the property
- Remit to owner, by the 20th of every month, a check with rental income to the owner, as well as an itemized report explaining all collections, charges, and deductions on a monthly basis
- Provide owner with tax statements at the end of the year
- Answer questions as they arise from the property owner
- Represent the owner in court proceedings, including filing of any necessary paperwork with the court system and follow up filings to collect, if necessary
Bridgewater Area Information
Among the first families of European descent in the area was the Dinkle family. Around 1810, John Dinkle built a sawmill and a grist mill on the North River, a tributary of the South Fork of the Shenandoah River. The tiny community was first called Dinkletown.
The name was changed to Bridgeport, because it was a flatboat port at a bridge. Even after it was no longer a port, the bridge was still there, hence the final renaming as Bridgewater. During the American Civil War, some troop transit and skirmishes happened nearby. The Valley Campaigns of 1864 involved the region.
In the late 19th century, the world's longest single-span wooden covered bridge stood where Main Street crosses the North River; representations of the long-gone bridge still appear in the town emblems. Source From Wikipedia
