General Fees
  • A flat percentage of rents collected at the rental property are taken by Riner Rentals as commission, and can vary depending on the type, location, and number of properties you would like for us to handle on your behalf
  • Charge to re-key (if possible) or change locks to the Riner Rentals master. This is so that in case of emergency, our staff will have access to the property without having to first retrieve keys from our main office.
  • No commission collected unless your rental property is leased and the tenant pays rent. If we don’t collect rent, we don’t collect any commissions. It’s one way that we can assure you we will do all that we can to lease your property in the shortest amount of time possible and to the most qualified tenant possible

Maintenance Fees

Any maintenance request that is the responsibility of the owner and under a specified amount will be taken care of by Riner Rentals’ contractors and billed to the owner on the next monthly statement. For any maintenance request that is above an agreed upon amount, Riner Rentals will contact the owner to inquire as to what action will be taken. Any charges that are the responsibility of the tenant will be billed to them for payment as soon as an invoice is received. If an owner does have maintenance personnel that they would prefer to be called, we can certainly do so as directed. All maintenance bills will be passed along to the property owner from the contractor without markup or administration fees. You pay what the contractor charges us and nothing more.  (We also are equipped to offer property owners the opportunity to handle maintenance requests personally if desired).

Advertising Fees

Riner Rentals will market the property both on our website (Rinerrentals.com) and our in-office rental list free of charge. Owners may advertise in the Daily News Record for a business bulk rate, to be determined based upon going rate and number of days per week of advertising desired. This is certainly neither necessary nor required, but is at the sole decision of the property owner. We are also happy to work with our owners to customize any marketing plan for your property as needed or desired.

Riner Rentals will take care of the following duties related to the property
  • Showing the property for rent
  • All lease paperwork, lease applications, appointments, and questions that may arise when dealing with the tenant
  • Take all phone calls concerning the property and respond 24-hours a day in case of emergency
  • Take in all rental payments, write all receipts, and deal with all tenant issues concerning the property
  • Remit to owner, by the 20th of every month, a check with rental income to the owner, as well as an itemized report explaining all collections, charges, and deductions on a monthly basis
  • Provide owner with tax statements at the end of the year
  • Answer questions as they arise from the property owner
  • Represent the owner in court proceedings, including filing of any necessary paperwork with the court system and follow up filings to collect, if necessary

Harrisonburg
Harrisonburg is an independent city in the Shenandoah Valley region of Virginia in the United States. Its population as of the 2010 census is 48,914, and at the 2000 census, 40,468. Harrisonburg is the county seat of Rockingham County and the core city of the Harrisonburg, Virginia Metropolitan Statistical Area which has a 2011 estimated population of 126,562. The Bureau of Economic Analysis combines the city of Harrisonburg with Rockingham County for statistical purposes, while the U.S. Census Bureau treats Harrisonburg as an independent city for census tabulation. Harrisonburg is home to James Madison University and Eastern Mennonite University.

The earliest documented English exploration of the area prior to settlement was the “Knights of the Golden Horseshoe Expedition”, led by Lt. Gov. Alexander Spotswood, who reached Elkton, and whose rangers continued and in 1716 likely passed through what is now Harrisonburg.

Harrisonburg, previously known as Rocktown, was named for Thomas Harrison, a son of English settlers. In 1737, Harrison settled in the Shenandoah Valley, eventually laying claim to over 12,000 acres (49 km2). This was situated at the intersection of the Spotswood Trail and the main Native American road through the Valley.

In 1779, Harrison deeded 2.5 acres (10,000 m2) of his land to the “public good” for the construction of a courthouse. In 1780, Harrison deeded an additional 50 acres (200,000 m2). This is the area now known as “Historic Downtown Harrisonburg.”

In 1849, trustees chartered a mayor-council form of government, although Harrisonburg was not officially incorporated as an independent city until 1916. Today, a council-manager government administers Harrisonburg.

Bridgewater

Among the first families of European descent in the area was the Dinkle family. Around 1810, John Dinkle built a sawmill and a grist mill on the North River, a tributary of the South Fork of the Shenandoah River. The tiny community was first called Dinkletown.

The name was changed to Bridgeport, because it was a flatboat port at a bridge. Even after it was no longer a port, the bridge was still there, hence the final renaming as Bridgewater. During the American Civil War, some troop transit and skirmishes happened nearby. The Valley Campaigns of 1864 involved the region.

In the late 19th century, the world’s longest single-span wooden covered bridge stood where Main Street crosses the North River; representations of the long-gone bridge still appear in the town emblems. Source From Wikipedia

Broadway

Situated in the historic Shenandoah Valley, the Town of Broadway (pop. 3,200) is located within Rockingham County and is approximately 12 miles north of Harrisonburg. Broadway is served by several U.S. highways, as well as Interstate 81, which provides a direct access route (Rte. 259) to Broadway.

The geographical features of the Broadway area made it useful to both the native Indians and European settlers long before its formal incorporation in 1880. Set on a high ridge running the length of the peninsula formed by the joining of Linville Creek with the North Fork of the Shenandoah River, the area was fertile, accessible, and easily defended. Elkton

One of the first European-Americans to settle permanently in the area was Adam Miller (Mueller), a native of Germany. In 1741, Miller purchased 820 acres (3.3 km2), including a large lithia spring, near Elkton and lived on this property for the remainder of his life. He sold 280 acres (1.1 km2) of this property to his son-in-law, Jacob Baer, and the spring on Miller’s land is still known as Bear Lithia Spring.

Conrads Store was a general store built by George Conrad about 1812. George Conrad was a son of Captain Stephen Conrad who served during the American Revolution. In 1816, Conrads Store became a United States post office with George Conrad as its first postmaster. During the American Civil War (1861–1865), Conrads Store operated as a Confederate post office. In September 1866, postal service was briefly discontinued at Conrads Store, and intermittently resumed and discontinued over the next decade until 1881 when the name, Elkton, was adopted as the name of new passenger station of the Shenandoah Valley Railroad. Massanutten Village

Massanutten is a community built in and around the Massanutten Resort, a skiing, golfing and waterpark destination located in Rockingham County in the Shenandoah Valley region of Virginia.

Massanutten’s newest addition is its Waterpark, with 42,000-square-feet of indoor water excitement, another 42,000-square-feet of dining, retail, arcade games, and more than 80,000 square feet of outdoor Waterpark adventure.

New Market

In 1745, John Sevier, later a Revolutionary War commander and first governor of the State of Franklin and first Governor of Tennessee, was born in the town.

On May 15, 1864, New Market was the site of the Battle of New Market – a battle in the Valley Campaigns of 1864 in the American Civil War. Students from the Virginia Military Institute fought alongside the Confederate Army and forced Union General Franz Sigel and his army out of the Shenandoah Valley. Every year VMI cadets commemorate the 85-mile march from Lexington to New Market done by the cadets in 1864 which ended in their victorious charge at the Battle of New Market.

Timberville

The Town of Timberville boasts a rich and extensive history, one of the reasons many residents display great pride in their Town. Before there was any resemblance of a town, there were two forts. The first was located just west of the current town, on Fort Run near Simmers’ Garage and was in existence in 1744. The second fort was located near the Bank of the Shenandoah River, near what is commonly known as the Otto Zigler house, but was torn down in 1880. Dayton

The town of Dayton is one of the oldest settled communities in Rockingham County, and is the county’s second oldest incorporated town, after Bridgewater. The first settler in Dayton was Daniel Harrison (c. 1702-1770), whose family settled along Cooks Creek, north of downtown. Daniel was the brother of Thomas Harrison, founder of Harrisonburg. The two-story stone house has been owned and maintained since 1977 by a private, non-profit organization, Fort Harrison, Inc. The town was known as Rifeville or Rifetown until 1833.

Shenandoah University has its roots in Dayton, when it was known as the Shenandoah College and Conservatory of Music. The college was organized in 1875 under the leadership of Rev. A.P. Funkhouser. This was a major institution in Dayton until 1960, when it moved to Winchester. College Street was named after the school and many of the street’s buildings served as part of the campus.

Hinton

Massanutten

The mountain bisects the Shenandoah Valley just east of Strasburg in Shenandoah County in the north, to its highest peak east of Harrisonburg in Rockingham County in the south.The mountain is divided into northern and southern sections, divided by the New Market Gap. The northern section consists of 3 roughly parallel ridges, forming 2 valleys. The wider, main valley, is called Fort Valley, while the smaller one is known as Little Fort Valley. The ridges of the northern section converge at New Market Gap. The southern section consists of a series of closely gathered ridges, separated by precipitous creek gorges.

On the eastern side of the mountain range lie the Page Valley and the Blue Ridge Mountains. On the western side lie the North-Central Shenandoah Valley and the Great North Mountain of the Alleghany Mountains. Source From Wikipedia

McGaheysville

The earliest records mentioning a settlement in the area date to 1716, when Governor Alexander Spotswood ventured west of the Blue Ridge Mountains on the Knights of the Golden Horseshoe Expedition. The first European-American to settle permanently in the area was Adam Miller (Mueller) (1703–1783), a native of Germany who arrived in 1726 and made his homestead near present-day Elkton. Later, several German and Dutch immigrants moved into the area. and a village began to grow up around the Upper Peaked Mountain Church, which had been established in the vicinity. Records from 1758 reveal that a Lutheran preacher, Reverend Lawrence Wartman, originally from Lancaster County, Pennsylvania was preaching in the McGaheysville area who had likely arrived the year before in 1757. He is widely believed to have been the first Lutheran preacher who settled in Rockingham County. In 1758 he was involved in a court case in Augusta County court to naturalize one of his congregation from the Upper Peaked Mountain Church he was stationed at in the McGaheysville vicinity. In 1762, Jacob Herman ceded land to both the Lutherans and the Reformed Church to build the Union Church in the area in conjunction, built in a part called “Stony Run”. Source From Wikipedia

Port Repulic

Port Republic was chartered as a town in 1802, at the confluence of the South River and the North River, which join to form the South Fork of the Shenandoah River. This point was the head of navigation on this branch of the Shenandoah, and influenced the town’s commercial and strategic importance.

By 1832 the town had a population of 160 people. Many mills were built there, the first one in 1745, because of the availability of water power, and the proximity to water transportation to the northern Shenandoah Valley and the Potomac River.
